I’m building a real estate team structure in Birmingham much like that of a law firm; skilled professionals, each with areas of expertise, coming together for the mutual benefit of the team not for the benefit of the team leader.

The benefits of such a structure are as follows.

Each team member will have their strength whether it be neighborhood dominance, price range focus, existing book of business, social media, phone communication, community influencer, or another area of expertise that makes the team stronger.

Each team member will share expenses to promote the team’s efforts.  (website, advertising and promotion, administrative support, tech support)

Team members will provide backup for each other thus allowing team members time away from the business.

Team members will have an Exit Strategy, so when they wished to exit the business the team will buy their business based on a predetermined payout schedule.

Who am I looking for to join the Best of US Homes Birmingham team?

Successful agents that don’t have an Exit Strategy and would like to have a ready and willing buyer of their business when they’re ready to leave the business.

Skilled younger agent who don’t have the leads needed to succeed and could be in a position to buy the exiting agent’s business in the future.  I have a website that generates leads for buyers and sellers of homes of less than $750,000.  I don’t choose to serve this market.  I’m confident that other successful agents have a similar situation.

Skilled younger agents that could benefit from a mentoring environment provided by successful agents that have a motive to ensure that they succeed.

A tech savvy agent that has mastery of social media, Google AdWords, Google Analytics, YouTube Channel, YouTube promotion, video production, website management.

An agent that can work the phone to setup listing presentations and buyer appointments for other agents.

Why form a Best of US Homes Team?

It doesn’t make sense to me that to be a successful real estate agent you must be skilled in all of the many facets for building and running a successful business.

It doesn’t make sense to me that an agent works to build a successful career then walks away from their business when they retire, quit or die.

It doesn’t make sense to me that a new agent must join a team and give the team leader 50% of their earnings in order to get started then leave the team once they gain some level of success.

It doesn’t make sense to me that each agent must individually finance the costs of building a successful business.

It doesn’t make sense to me that 80% of all new agents fail in the first 18 months in the business.

The Changing World of Real Estate

The world of real estate is about to change as technology driven by Big Data, Predictive Analytics and Artificial Intelligence takes hold of our industry.  Spencer Rascoff, the CEO of Zillow, has openly stated that he will change the purchasing of a home into a three click process.  There will continue to be a role in the process for a real estate agent, but that role is going to be quite different and the number of agents will be cut in half as a result of these coming changes.

The survivors will be the strong, in fact they will be sought out and will be the benefactors of this change, because we are the originators of the Big Data.  We collect the data, provide the pictures and generate the supporting documents but if we’re not strong and united they will replace us with an hourly employee.

If you doubt that this is possible consider that your broker and your MLS facilitated what is about to happen. For their benefit they have allowed the big data to fall into the hands of the very people that are now attempting to take control of our industry.  You gathered all that data, you gave it to your broker who gave it to the MLS who then sold it to the Internet portals who then offered to sell you leads generated by your data.  Let me state that another way, at your expense you gather the data, pay to have the privilege to give it to your broker, pay a fee for it to be transferred to the MLS so that you can access it then pay a fee if you want to reap the benefit of your efforts.
