2019 – 2021 Business Goals

My goal for 2019 through 2021 is to further establish myself as a residential real estate marketer rather than a listing or buyer’s agent.  I wish to establish myself within the luxury home real estate market ($750,000 and up) as the agent of choice for marketing luxury homes in Jefferson and Shelby counties.  My plan to achieve this position is to be the provider of quality information on market conditions and marketing techniques through my 57 Touch Program.   I will also publish my book, Real Estate 2020 – How to Get Rich Selling Real Estate in the first quarter of 2019.

Business Description

Best of the U.S. Homes is a real estate marketer that provides the seller with all the latest technology and marketing strategies to efficiently sell their home in the Birmingham market place.  My focus will be to market my services to the smallest viable market which will result in the achievement of my financial goals.  I will choose who I want to serve and market my services to them using direct mail, email and social media to include Facebook and LinkedIn.

57 Touch Program

My Smallest Viable Market consists of Past Clients, Expired Listings, people I’ve met through my Showings, Website Leads and Active Listings that I’ve chosen to offer my services. I will touch them at least 57 times over the next 12 months.  History indicates that 21% of them will engage with me sometime after the tenth touch.  Sixty-five percent of those that engage will convert to transactions

Summary

This business plan is based upon my current business structure of Sole Proprietor operating as an individual.  I’ll be adding an administrative assistant and a buyer’s agent in the second quarter of 2019.  As I prefect my marketing program it’s my intention to build a team of no more than four agents to service our Smallest Viable Market that We Choose to Serve.

«GreetingLine» I just sold this $1.5 million home on Lake Heather, Birmingham, AL 35242.

The sale was possible because of two strategies that I use with all of my listings that few other agents incorporate into their marketing programs.

 

  1. I attend every showing of my listing’s.
  2. I produce an eight minute “Walk and Talk Video Tour” of each of my listings and host it on my YouTube Channel and my dedicated website (www.BestofUSHomes.com).

 

 

In early December I had a showing of my listing in Alabaster, it’s on a lake and has a second master suite in the lower level of the home; both features that the potential buyers were looking for.  The house didn’t fill their needs and it was about 45 minutes from the husbands work on highway 280.

I suggested that they consider my listing on Lake Heather.  They informed me that they had looked at it on Zillow and it didn’t fit their needs.  I gave them my card and suggested they watch the video on my website.  The next day their agent called for a showing.

We signed a contract to purchase 24 days later.

If I had not attended the first showing and if I had not had a video that they could view on my website the house would not have sold.

 

With increasing interest rates and the aging of the Baby Boomers, selling luxury homes is going to become more and more difficult; your agent is going to have to be a marketer and a sales person as well as a listing agent.

Gorman, we’ve not met, I’ve not been to your home, so you don’t know me like you may know other real estate agents.  What I’m confident that I do know about you is that you’re puzzled as to why your beautiful home hasn’t sold.  The reason it hasn’t sold is that the right person hasn’t come through your front door, the right person isn’t aware of your home, the right agent isn’t aware of your home.

 

I don’t know if I could have sold your home over the past 179 days, but I do know that I could have made the community and the right agents aware of your home.  I know this because I’m doing it with my other listings.  Have they sold?  No, not all of them, but with video, direct mail, email, Facebook advertising, LinkedIn advertising and conventional media I’ve made the community aware of my listings.

As an example, I have a listing at 3556 Spring Valley Court in Mountain Brook, the video that I produced to promote this home has been viewed over 2,100 times in the last 60 days. We lowered the price last Thursday morning and I did an email blast and have had another 65 views.  I know that most of the viewers can’t afford a $2.0 million home but there is an awareness that is a must to bring that right person through the front door.

 

I don’t list easily sold homes and that’s by choice.  We are in The Baby Boomer Sell-Off and we’re approaching The Baby Boomer Die-Off, this is what’s making the sale of your home challenging.  I’ve chosen to take on the challenge by bringing my clients the latest in social media marketing techniques which will in time, put me in the position of controlling the market that I choose to serve.

Description automatically generatedBetween 2011 and 2029, 9,000 Boomer will turn 65 everyday, they’ll put their homes on the market to downsize, move closer to children or move to the beach or mountains. Starting in 2023 Boomers will start turning 77 and the Boomer Die-off will begin.  Generation-X is 25% smaller because of the introduction of the birth control pill on May 6, 1960.  This and gentrification is and will shape the real estate markets over the next 20 years.

Is Zillow Attempting to become The Largest Real Estate Broker in the United States?

 

 

 

In the past two months Zillow has purchased a mortgage company, applied for a brokerage license in Arizona, expanded it’s Zillow Offers program into 7 states, introduced a program as a part of Zillow Offers that will provide sellers with agent representation.  This has put them in a position of not only providing buyer leads to their Premier Agents but now seller leads as well.  Spencer Rascoff, Zillow’s CEO, states this is all part of turning the home buying process into a “3 Click Process”.  At the same time Zillow’s stock price has lost 55% of its value.

Number of sales are down, dollar volume of sales is up, average price of sale is up, median home price in Birmingham is up and inventory is down.  Sears Roebuck filed for bankruptcy, student loan defaults passed 40%, corporate debt, consumer debt and national debt have hit new highs.

https://u.realgeeks.media/bestofushomes/sold-sign.jpgThe Numbers: Past sales data indicates that there’s a 58% probability that the buyer of a luxury home will come from the homeowners currently living within a 3-mile radius of the home for sale, a 22% probability that they currently live in Alabama but outside the 3-mile radius and a 20% probability that they will come from out-of-state. We also know that the average home owner lives in their home for an average of six years before considering the purchase of a new home.

Using MLS past sales data, we can identify all the homes and homeowners that have been purchased within greater Birmingham in any price range or any neighborhood from 2000 to 2011, thus having lived in their homes for over six years. This will produce your Target Market #1 for your home. As an example, this data would produce a list of 24,200 potential buyers for $750,000 to $3,000,000 homes in the greater Birmingham market. That might seem like a substantial number, but it effectively reduced your target market from 460,000 Birmingham households to 24,200.

There are over 3,600 active real estate agents in the Birmingham market, 150 of them sell 96% of the homes priced at $500,000 or more. There’s a 90% probability that an agent other than your listing agent will bring your eventual buyer to your home. These 150 agents are your Target Market #2.

There’s a 22% probability that your buyer will come from outside the three-mile radius but within the state of Alabama and a 20% probability that your buyer will be from out of state, these two groups are your Target market #3.

If you have your home up for sale, there’s an 85% probability that you’ll be in the market for a new home once you sell your current home. There are currently 631 listings in Birmingham for homes valued at $500,000 or more, 536 of those sellers will be in the market for a new home, 311 of them will buy a home within a 3-mile radius of their current home; this is your Target Market #4.

By uploading our 24,200 Birmingham homeowners (Target Market #1) into a Facebook custom audience we can direct advertising for your home directly to your potential buyers. The ad will consist of a two-minute intro video of your home as well as a link to a dedicated webpage featuring an eight minute “walk and talk” video presentation of your home. Our website will then gather the IP address of the viewer of your video and remarket your home to them throughout their continued internet use.

Such a program creates awareness of your home and even if these viewers aren’t in the market for a new home they may know someone who is looking for a home just like yours, thus potentially reaching your Target Market #3. Through awareness you’ll generate showings and showings lead to a sale.

These 150 agents, your Target Marker #2, are highly motivated to swiftly find the perfect home for their buyers. Each of these agents need to be made aware of your home, this can be achieved by sending each of these agents a brochure on your home and a link to your “walk and talk” video presentation. This can easily be achieved through email and can be repeated at any opportune time.

Zillow and Trulia: 90% of all US real estate transaction begin on the internet and the biggest players are Zillow and Trulia. This is particularly true for out-of-town buyers, your Target Market #3; ask yourself if you were moving out of state where would you start your search and what would you look for? Professional photography, drone photography and video are a must. Zillow and Trulia allow a 2-minute video on each listing, those listings with a video are shown at the top of the presented homes relative to the website visitors search. You must take advantage of this opportunity to gain exposure of your home.

Current Sellers are Future Buyers: These current sellers, your Target Market #4, are easily identified by downloading their names and addresses from the MLS listings. You will add these names to our Facebook custom audience as well as send them a “Just Listed” postcard making them knowledgeable of your home. You will also encourage them to sign-up for your mailing list on your dedicated website.

Friends and Family: The average American has an email list of 649 addresses consisting of friends and family, church, synagogue, and club members. You know somebody who knows somebody who might be interested in your home. Why not send them a link to an 8-minute video of your home.

By Invitation Only Open House: This is not right for all our listings, it works best with an empty home. We bring your Target Markets together for a By Invitation Only Open House. This will consist of your Target Markets #1, #2, and #4; both qualified buyers and agents. Our objective is to continue to build on our market awareness. We use Facebook “Events” advertising, direct mail and email to invite your Target Markets to your Open house event.

By using Predictive Analytics, you can compare your home to those homes that have sold and those that have not sold in your neighborhood and determine the probability that your home will sell in the average days on the market for your neighborhood. The MLS sales data provides over 500 data points to compare that will result in a 90% accuracy as to how long it will take your home to sell at any given price. It’s then your decision as to what your priorities are; get top dollar or sell and move on to your next dream.

We have one of our agents attend all the showings of your home; first we need to protect your property, second, we want to gain feedback from the potential buyers, third we want our agent present to answer any questions and finally we want our agent to know the buyer and their reactions should we enter negotiations. This practice is contrary to the real estate industry standard; less than 5% of listing agents attend their showings.
